Find your new home with PFA

The letting of PFA’s housing units began in the Copenhagen area with a handful of already occupied residential properties. Since then, it progressed quickly, and today you have the possibility of finding your new home almost anywhere in Denmark. Rental housing is an exclusive privilege to PFA's customers, and the properties are an important source of return on the pension funds that PFA manages for you as a customer. The letting is made on market conditions.

How to sign up

PFA Housing is a privilege for you who are a customer with PFA. Therefore, you must log on to My PFA at (mitpfa.dk) where you will be guided through to the housing portal findbolig.nu where you can find all our various types of housing. You can also sign up for the exact housing option that suits your needs so that you will only receive relevant offers. It is important that you follow the guide through My PFA and not just go directly to findbolig.nu. If you do so, you will not benefit from your preference as a PFA customer.

You can sign up for all the housing options you like, but please note the criteria for signing up. This is the reason why we recommend that you only sign up for the housing options that meet your present requirements.

If you are offered a new home

When a housing unit becomes vacant and the unit matches your search criteria, you will be contacted by one of our property managers through findbolig.nu. The housing unit will be offered to the top 50 to 100 customers on the list of customers who have signed up for the unit. Thus, it is important that you attend the open house viewing.

Then you must either accept (respond with a ‘yes please’) or refuse the offer (respond with a ‘no thank you’) before the response deadline stated in the offer. Among the applicants who have accepted (responded with a ‘yes please’) the system will automatically assign the tenancy to the applicant with highest seniority on the waiting list.

Q&A about the property portal PFA Rental Housing

1. What is PFA Rental Housing?

As a PFA customer, your advantage is that you can sign up for a waiting list and get preferential treatment when it comes to being offered attractive rental homes owned by the PFA Group. We have homes all over Denmark, and more are added on an ongoing basis.
 
Our housing portal is accessed via My PFA (mitpfa.dk) where you will need to create an account. Then you will be redirected to Findbolig.nu, and here PFA customers can sign up for homes that are rented out by companies in the PFA Group. Unfortunately, there is only a Danish version of Findbolig.nu.
 
PFA Housing is PFA’s way of helping its customers meet their housing needs. This is accomplished by giving PFA customers preferential treatment when it comes to renting homes owned by the PFA Group. The homes are rented out based on market terms. If you have questions about findbolig.nu, you can contact them by calling +45 70 30 22 01.

2. Who can sign up for a tenancy?

To be able to sign up for a tenancy, you must be a customer with PFA Pension. It is not possible to sign up children etc., and you must officially register your address to the tenancy that you are offered.

If you transfer your savings from PFA Pension, you can no longer sign up for or continue on the list of PFA Rental Housing.

Customers with a pension plan in PFA Pension through LetPension are currently unable to sign up for PFA Rental Housing.

Conditions for assignment of tenancies:    

  • You cannot have a history of bad credit rating with the Danish register of bad payers RKI
  • You cannot use the rented tenancy as a joint tenancy
  • Pets are not permitted*
  • Smoking is not permitted in the tenancy
  • You are not permitted to lease your apartment trough e.g. Airbnb
  • The take over has to occur at the assigned date and you must accept the standard tenancy agreement and tenancy level
  • You must officially register your address to the tenancy that you are offered
  • It is a requirement that the tenancy must be visited in order to apply

    *Extraordinarily, it will be possible to get permission to have one pet in specific tenancies in Jutland.

     

3. Where can you see your position on the waiting list?

You can see your position on the waiting list by logging in to your account and viewing ‘Min side’ (My page) on www.findbolig.nu.

4. Why you must submit contact information - and how is it used

Your contact details will be used to contact you if one of the homes that you have signed up for becomes available and is offered to you.
Please ensure that we have the correct contact details for you by going to ‘Min side’ (My page) on Findbolig.nu.

5. How many tenancies are available, and what are the prices?

Currently (September 2021), there are more than 5,000 rental homes and approximately 1,000 more under construction - for example, in Copenhagen, Hillerød, Helsingør, Køge, Horsens, Vejle, Randers, Herning, Silkeborg, Viborg, Kolding and Odense. 

The homes are rented out based on market terms. The rent prices vary from home to home, and you can find the prices at Findbolig.nu. Please note that the prices listed at Findbolig.nu may change, for example, due to renovations.

6. How to sign up for PFA Rental Housing?

You can sign up for PFA Housing by using a link on My PFA (mitpfa.dk) which will redirect you to www.findbolig.nu.
Remember to create your Findbolig.nu account via My PFA in order to get your preferential status as a PFA customer. 

It is not possible to sign up for PFA Housing by contacting PFA via phone or email.
 
Once your account has been created, you can use Findbolig.nu and click on ‘Find bolig’ (Find home) and ‘Venteliste bolig’ (Waiting list home) to get a comprehensive overview of all of the PFA Group’s rental units by selecting the ‘Medlemsfordele’ (Membership benefits) box. Once you find a property that matches your needs, you can also read a detailed description of the property and view pictures. The rental units can be listed based on the number of rooms, square metres and the rent price. If you wish to sign up for a home, then select it and click on ‘Skriv mig på venteliste’ (Add me to the waiting list).
  
There are no limits on how many homes you can sign up for. If you reject an offer for a home three times, however, please note that you will be registered as ‘passively searching’ – not just for the home in question, but also for all the other homes you have signed up for. Therefore, it is important that you only sign up for the types of properties and homes that you are really interested in.
  
Once you have signed up for a home, you can see your selected ones on Findbolig.nu under ‘Min side’ (My page). There you can also change your selected homes.

7. What happens when you are offered a tenancy?

When a home becomes available, it will be offered to a number of PFA customers who have signed up for the waiting list.
  
Before you are assigned a home, your relationship with PFA will be verified and you will receive an email stating that you have been offered a home via your Findbolig.nu account. It is the landlord’s representative for the home that you have signed up for who will contact you and manage the process from there, notify you of the occupancy date and prepare the contract, or, if relevant, communicate with the administrator who will prepare the rental contract on behalf of the landlord.
The home is offered to several interested parties simultaneously. If more than one interested party accepts the offer, the home will be offered to the person who is highest on the waiting list.
  
It is a requirement that you have an acceptable credit score, however. This means that the landlord’s representative for the home that you are offered will do a credit check before offering you the home. This is done to minimise the risk of losses. A credit check involves checking RKI (Ribers Credit Information), a register of people with unpaid debts. It is only the person who is being offered the home that will be looked up in the RKI register. The landlord will not offer homes to people found on the RKI register. The customer who is highest on the waiting list and is still a PFA customer (and who therefore, as a general rule must be offered the home) is contacted directly, see above, if the customer is not in the RKI register of people with unpaid debts.
       

8. What happens to your position on the waiting list when you are offered a home?

If you accept a home and get it?
You will be permitted to rent the home and will then be removed from the waiting lists for all of the homes you have signed up for. You are welcome to sign up again, however.

If you accept an offer for a home, but you do not get it?
If you are offered a home and accept the offer, but end up not getting it, then you will keep your position on the waiting list and, if relevant, other waiting lists for other homes you have signed up for.

If you decline an offered home?
If you are offered a home and reject three offers in a row, then you will be moved to the bottom of the waiting list for all homes that you have signed up for. Your status will also be changed to passively searching, and you must therefore go in to your account yourself and change your status to actively searching again if you want to. 
When you are passively searching, you will not move up on the waiting lists. Therefore, it is important that you only sign up for the homes that you are really interested in.

If you do not respond to an offer about a home?
If you do not respond to an offer about a home, it has the same effect as you declining the offer. You will therefore be moved to the bottom of the waiting list and your status will be changed to passively searching for the rental homes that you have signed up for if you fail to respond to an offer three times in a row. 
When you are passively searching, you will not move up on the waiting lists. Therefore, it is important that you only sign up for the homes that you are really interested in.       

9. When will you be offered a tenancy?

It is not possible to say when you will be offered an accommodation. That depends on the number of tenancies in the properties that you are interested in, how often they become available and your number on the list. Typically, there is a shorter waiting time on new and large properties, as there is a larger amount of tenancies and thus an increased turnover.

10. Why is the tenancy that you signed up for no longer on the tenancy list?

If you previously signed up for one or more tenancies that no longer are on the list of tenancies, this may be due to the property no longer being available or having been awarded a tenancy, after which, you will be removed from all lists that you signed up for. In the event that the latter is the case, you are welcome to sign up for our tenancies again.

11. How to unsubscribe from PFA Rental Housing

If you no longer wish to be on the waiting list for PFA Housing, you can change or delete your wishes in your account under ‘Min side’ (My page) on Findbolig.nu. Here you can view your waiting lists and then click on ‘Fjern min opskrivning’ (Remove me from this list). This will remove you from the waiting list.

12. What happens if you are no longer a customer with PFA Pension?

You can only register for a tenancy if you have savings or insurance cover with PFA Pension. If you discontinue your payments to your pension plan with PFA Pension, for instance in connection with change of job, you can remain on the waiting list if your savings remain with PFA.

When you are no longer entitled to be signed up for a tenancy, you will automatically be deleted from the interest list. Therefore, you will no longer receive tenancy offers.

If you already have been assigned an accommodation, you can continue the tenancy despite no longer being a customer with PFA Pension.

13. What if you pass away or get a divorce while you are living in a PFA tenancy?

If you pass away while living in one of PFA’s tenancies, your ‘next of kin’ can continue living in the accommodation if it is his/her the officially registered address.

In case of divorce or dissolution, while living in one of PFA’s tenancies, you can continue living in the tenancy if your name is on the tenancy agreement – regardless of whether or not you are a PFA customer. If only your name is on the tenancy agreement, you are the only one who can continue living in the tenancy. If both you and your (former) spouse/partner are stated in the agreement, you can both take over the tenancy.

14. What if a non-disclosure of your name and address is in force?

When you sign up for a home, the landlord or the landlord’s representative for the property will get access to your contact details (name, email and phone number). This happens regardless of whether your name and address are protected information.
  
If, due to wanting to keep your name and address protected information, you no longer want to share your contact details with landlords or their representatives, then you must remove your housing selections and delete your account on Findbolig.nu under ‘Min side’ (My page). Once you remove your selected homes, you will be deregistered and will no longer be contacted.

15. Where can you find information about your tenancy?

If you have questions about your home, you must contact the landlord’s property administrator. You can find information on property administrators in your rental contract.

17. Location of the rental properties

The first homes were in existing residential properties in and around Copenhagen, but now there are also homes in, for example, Hillerød, Aalborg, Fredericia, Holstebro, Esbjerg, Horsens, Kolding, Vejle and Viborg. We expect that there will be more available homes in the coming years, as residential real estate is expected to become an increasingly important source of returns for PFA. We have already made public that we are building new homes in Copenhagen, Hillerød, Helsingør, Køge, Høje Taastrup, Horsens, Vejle, Randers, Herning, Silkeborg, Viborg, Kolding and Odense.

18. Can you change your contact details on your Findbolig.nu account?

Your Findbolig.nu account is tied to your selected username. You can therefore always change your contact details on ‘Min side’ (My page) under ‘Min brugerprofil’ (My user profile). It is important that we always have the correct information about you, otherwise you will not receive notifications about currently available homes, etc.

19. Can you filter a search by facilities on the housing units?

On Findbolig.nu, you can use ‘Find bolig’ (Find home) to filter a search based on various facilities in PFA’s properties. This could be whether there is a balcony or elevator, if pets are allowed, parking options, etc. This allows you to ensure that the properties you sign up for also have the facilities that you need.

20. What does it mean, being either actively searching or passively searching for a home?

If you are actively searching, then you have signed up for one or more homes. You will move up on the waiting list from the date you sign up, as long as you remember to comply with our rules and guidelines.
  
If your status is changed to passively searching, or if you select that status yourself, you will no longer be moving up on the waiting list.

21. What is Findbolig.nu?

Findbolig.nu is a website that manages available rental homes and youth housing units and also homes with waiting lists. It is free for PFA customers who create a Findbolig.nu account via My PFA to apply for available homes and to sign up for homes with waiting lists.
  
Findbolig.nu is developed and owned by DEAS A/S (CVR no. 20283416), which is part of the DEAS Holding A/S Group.

22. How do you get verified as a PFA customer?

You will get preferential treatment when you create your account via My PFA. Once the account is created, Findbolig.nu will register you as a verified PFA customer. After that, you can log in directly to Findbolig.nu to sign up for homes and view your position on the waiting list.
  
Customers who have a PFA pension plan via Letpension need to contact their bank advisor to hear more about the opportunities for getting preferential access to PFA Housing.

   

New builds

1. What are new builds?

New builds can either be a newly constructed property or an existing property that has been rebuilt into housing.

2. How can I get invited to a viewing of a new construction project?

You can find the new construction project on Findbolig.nu and the contact information for signing up. You will receive an email invitation from the property administrator when the viewing date has been determined.

3. What is the customer advantage of new build?

You will have the possibility of signing up for an exclusive showing, where you as a customer with PFA Pension will have the opportunity to see the new property and reserve a flat before other interested tenants.

4. How long can I think about it if I reserve an apartment at a viewing?

If you reserve an apartment during the viewing, you will typically have until the next scheduled viewing to confirm or cancel your reservation of the apartment, and this is normally the week after. The reservation is thus not final until you have confirmed it.

5. What to do if you are interested in new build after the showing?

Once the date of the showing has passed, you can no longer sign up for a showing. Instead, customers with PFA Pension can, on an equal basis with non-PFA customers, contact the rental administrator and sign up for a showing as long as there are vacant tenancies in the new build. Information about the rental administrator will appear from the text about the new build in question. Once the property is finished, it will shortly after be listed on equal terms with the other properties at My PFA, where it will be possible to sign up for the interest list and get preference to future vacant tenancies within the property.

6. What should I do if I am interested in a new construction project after having viewed it?

Once the date of the viewing has passed, you can no longer sign up for a viewing. Instead, PFA’s customers can - on equal footing with others who are not PFA customers – contact the rental administrator and sign up for a viewing as long as there are still available homes in the new construction project. Information about the rental administrator will be in the text concerning the relevant new construction project on Findbolig.nu. Once the property is ready for occupancy, it will shortly after be treated just like the other properties on Findbolig.dk, where you can sign up for the waiting list and get preferential treatment when it comes to future available homes in that property.

7. When will a new construction project be changed to allow for sign ups on the same terms as other PFA properties?

Once the property is ready for occupancy, it will shortly after be treated just like the other properties on Findbolig.nu and classified as a ‘Waiting list home’ – i.e., it will no longer be classified as a new construction project. The property will be divided based on the number of rooms, size and rent price. If you wish to sign up for a home, then select it and click on ‘Skriv mig på venteliste’ (Add me to the waiting list).
