PFA constructs private nursing home and senior housing in Aarhus

In the southern part of Aarhus, a new private nursing home and 58 senior apartments will soon emerge as part of the development of a new urban area in Viby J, which until a few years ago was home to Jyllands-Posten's iconic headquarters.

In ten years, Denmark will see an increase of 100,000 citizens aged 80 and above. This development means there is a significant need for more nursing homes.

A societal challenge that PFA has committed to help address. Denmark's largest commercial pension company has allocated DKK 2.5 billion to build 10 private nursing homes across the country.

Two are already operational and under construction in Gilleleje and Slagelse, and now a third private nursing home is coming. This time in the Aarhus suburb of Viby J on a large plot where the media house Jyllands-Posten was located until a few years ago.

"We see it as an important part of our social responsibility to invest in housing forms that both provide a good return for our 1.3 million customers and meet the growing need for nursing home places. Denmark is facing a demographic change with more elderly people, and we want to help ensure that there are sufficient and appropriate homes for them," says Peter Morgan, head of PFA Properties.

Large new area

The private nursing home and senior apartments are being realized in close collaboration between PFA, Nordstern, and OK-Fonden, which will manage the operation of the private nursing home. Nordstern handles both project development and total contracting, thereby creating new frameworks for elderly care and senior living in the southern part of Aarhus.

In Viby J, the construction is part of a larger urban redevelopment area where housing, daycare centers, businesses, and communal urban spaces together will form the basis for a vibrant and diverse neighborhood.

The project covers approximately 10,900 m² and includes both 75 apartments in the private nursing home and 58 senior apartments. Construction is expected to start at the end of 2025 with planned occupancy in mid-2027.

By combining both private nursing homes and senior apartments in one project, natural synergies arise. Residents gain access to a range of communal facilities and services, creating a smooth transition between everyday needs and the opportunity for community – regardless of life situation. This helps support security, closeness, and social relationships in daily life.

Long-lasting urban area

The project is being constructed with the ambition of achieving DGNB Gold certification. The certification reflects the desire to create buildings that not only function today but are also robust and value-creating far into the future.
