1. What is PFA Rental Housing?
PFA Rental Housing is a portal offering tenancies, which is accessed through My PFA (mitpfa.dk). Here, PFA’s customers can find and sign up for accommodations that are rented out by companies in the PFA Group.
With PFA Rental Housing, PFA Pension wishes to help its customers with their needs of tenancy. This is done by giving PFA Pension’s customers preference to rented tenancies that are owned by the PFA Group. The tenancies are rented out on market conditions.
2. Who can sign up for a tenancy?
To be able to sign up for a tenancy, you must be a customer with PFA Pension. This means that PFA Pension looks after your savings or insurance cover. It is not possible to sign up children etc., and you must officially register your address to the tenancy that you are offered.
If you transfer your savings from PFA Pension, you can no longer sign up for or continue on the list of PFA Rental Housing.
Customers who solely are customers with PFA Bank and customers with a pension plan in PFA Pension through LetPension are currently unable to sign up for PFA Rental Housing. We work at ensuring that customers who solely are customers with PFA Bank also can sign up on the list.
Conditions for assignment of tenancies:
- You cannot have a history of bad credit rating with the Danish register of bad payers RKI
- You cannot use the rented tenancy as a joint tenancy
- Pets are not permitted
- Smoking is not permitted in the tenancy
- You are not permitted to lease your apartment trough e.g. Airbnb
- The take over has to occur at the assigned date and you must accept the standard tenancy agreement and tenancy level
- You must officially register your address to the tenancy that you are offered
3. Where can you find your number on the interest list?
It is not possible to be informed about status and your number on the waiting list for the tenancies that you have signed up for, as lists are not extracted until a tenancy is available. If PFA Pension was to maintain a traditional waiting list, it would result in increased expenses for administration for PFA Pension and with that also PFA Pension's customers.
4. Why you must submit contact information - and how is it used
When one of the tenancies that you have signed up for become available, PFA Pension will pass on your contact information (name, e-mail and phone number) to the lessor, or the lessor’s representative, of the property that you are signed up for. PFA Pension will pass on your information, so that you can be contacted when one of the tenancies that you have signed up for becomes available. It will typically be lessor’s representative who will contact you and who will handle further communication and presentation. PFA Pension will only pass on your contact information when a specific tenancy that you are signed up for becomes available.
5. How many tenancies are available, and what are the prices?
Currently (November 2017), 1.330 tenancies exist. You can find an overview of the tenancies at My PFA (mitpfa.dk).
The accommodations are rented out on market conditions. The price depends on the individual tenancy. Please find the prices at My PFA (mitpfa.dk). The prices stated at My PFA (mitpfa.dk) are subject to changes. The changes in prices may for instance be a result of renovation.
6. How to sign up for PFA Rental Housing?
You sign up for tenancies at My PFA (mitpfa.dk) – it is not possible to sign up for PFA Rental Housing by contacting PFA Pension by telephone or e-mail.
At My PFA (mitpfa.dk) in the menu PFA Rental Housing and Search for Tenancies, you can get a total overview of all rental properties in the PFA Group. When you find a tenancy that suits you, you can read detailed information about the property. The rented tenancies are arranged according to total number of rooms, size and rent, also known as type of housing. If you want to sign up for the tenancy, please select the tenancy and click on Register Selection.
No maximum on how many different tenancies you can sign up for exists. Please note that if you decline an offered tenancy, you will be moved to the bottom of the list – not just on the list of the tenancies in question, but also on the list of the other tenancies that you have signed up for. Therefore, it is important that you only sign up for exactly the properties and tenancies types that you are interested in.
When you have signed up for a tenancy, you can find your selections at My PFA (mitpfa.dk) in the menu My List. Here, you can change your selections. Changing your selected tenancies does not influence your seniority on the interest list.
7. What happens when you are offered a tenancy?
When a tenancy becomes available, it will be offered to number of PFA Customers, who have signed up for the tenancy in question. If you are offered a tenancy, you will be contacted by e-mail or phone by the lessor’s representative of the tenancy that you are offered. Hereafter, lessor’s representative will handle any further communication, briefing about moving date and preparation of agreement, alternatively, communication with the administrator who prepare the tenancy agreement on behalf of lessor.
The accommodation is offered to multiple customers at the same time. If several customers accept the tenancy, it will be assigned according to seniority.
You will be asked to be present at the viewing. This is to ensure that the tenancy is consistent with your expectations and that we find the right lessee.
It is presumed that the customer has an acceptable credit rating. This means that lessor’s representative of the rental property in which you are offered a tenancy carries out credit assessments ahead of assigning the tenancies. This is to minimise the risk of losses. A credit assessment consists of looking up in RKI. As a standard, lessor does not offer tenancies to persons registered in RKI. The customer with the highest seniority on the interest list, and who as such is offered the tenancy, will be contacted directly provided that the customer is not registered with RKI.
It must be expected that, in connection with taking over the tenancy, a deposit and prepaid rent must be paid.
8. What will happen to your number on the housing waiting list when you are offered a tenancy?
If you decline an offered tenancy
If you are offered a tenancy and decline, you will be moved to the bottom of the interest list for all the tenancies that you have signed up for. Therefore, it is important that you only sign up for exactly the properties and types of tenancies that you are interested in.
If you do not reply to an offered tenancy
If you do not reply to a tenancy that you have been offered, it will be the same as declining. Therefore, you will be moved to the bottom of the interest list in all the tenancies that you have signed up for.
If you accept a tenancy but do not get the tenancy
If you are offered a tenancy and accept it, but the tenancy is not assigned to you, you will retain your seniority on the interest list.
If you accept a tenancy and get the tenancy?
You will rent the tenancy, and thereafter, you will be removed from the interest list for all the tenancies that you have signed up for. You are welcome to sign up for a tenancy again.
9. When will you be offered a tenancy?
It is not possible to say when you will be offered an accommodation. That depends on the number of tenancies in the properties that you are interested in, how often they become available and your number on the list. Typically, there is a shorter waiting time on new and large properties, as there is a larger amount of tenancies and thus an increased turnover.
10. Why is the tenancy that you signed up for no longer on the tenancy list?
If you previously signed up for one or more tenancies that no longer are on the list of tenancies, this may be due to the property no longer being available or having been awarded a tenancy, after which, you will be removed from all lists that you signed up for. In the event that the latter is the case, you are welcome to sign up for our tenancies again.
11. How to unsubscribe from PFA Rental Housing
If you no longer want to be signed up for PFA Rental Housing, you can change your selections at My PFA (mitpfa.dk) in the menu PFA Rental Housing and My List. When you remove the tenancies that you have selected, you will be unsubscribed.
12. What happens if you are no longer a customer with PFA Pension?
You can only register for a tenancy if you have savings or insurance cover with PFA Pension. If you discontinue your payments to your pension plan with PFA Pension, for instance in connection with change of job, you can remain on the waiting list if your savings remain with PFA.
When you are no longer entitled to be signed up for a tenancy, you will automatically be deleted from the interest list. Therefore, you will no longer receive tenancy offers.
If you already have been assigned an accommodation, you can continue the tenancy despite no longer being a customer with PFA Pension.
13. What if you pass away or get a divorce while you are living in a PFA tenancy?
If you pass away while living in one of PFA’s tenancies, your ‘next of kin’ can continue living in the accommodation if it is his/her the officially registered address.
In case of divorce or dissolution, while living in one of PFA’s tenancies, you can continue living in the tenancy if your name is on the tenancy agreement – regardless of whether or not you are a PFA customer. If only your name is on the tenancy agreement, you are the only one who can continue living in the tenancy. If both you and your (former) spouse/partner are stated in the agreement, you can both take over the tenancy.
14. What if a non-disclosure of your name and address is in force?
When you sign up for a tenancy, PFA Pension will pass on your contact information (name, e-mail and phone number) to the lessor, or the lessor’s representative, of the property that you have signed up for. This applies regardless of whether non-disclosure of your name and address is in force.
If you do not want, as a consequence of non-disclosure of your name and address, that your contact information is shared with lessor and lessor’s representative, you must cancel the tenancies that you have selected at My PFA (mitpfa.dk) in the menu PFA Rental Housing and My List. When you cancel your selected tenancies, you will be deregistered and no longer be contacted.
15. Where can you find information about your tenancy?
If you have any questions regarding your tenancy, please contact the property manager who assists the lessor. Please find information about the property manager on your tenancy agreement. Also, please note that pets are in general not allowed in the PFA Group’s tenancies.
16. How is personal information handled?
PFA Pension is responsible for handling data with the personal information that you register through My PFA (mitpfa.dk). Your information is handled with the purpose of managing interest lists of tenancies that are rented out by companies in the PFA Group. By contacting PFA Pension, you can under present rules gain insight into which information that has been registered about you, the purpose of the handling, the categories of recipients etc. A print-out of the information may be subject to a fee. You are also entitled to request correction or deletion of your personal information. This may imply that PFA Pension in the future will be unable to deliver the desired services to you. 17. Location of the rental properties
So far, the offer is limited to a handful of already occupied properties in and around Copenhagen, but PFA Pension expects the range of properties to grow in the years ahead to also include other of the major cities in Denmark.
18. What are new builds?
New builds can either be a newly constructed property or an existing property that has been rebuilt into housing.
19. How do I get invited to a PFA showing of new builds?
You find the new builds at My PFA where you can also sign up. You will receive an e-mail invitation from the rental administrator once the date of the PFA showing has been set.
20. What is the customer advantage of new build?
You will have the possibility of signing up for an exclusive PFA showing, where you as a customer with PFA Pension will have the opportunity to see the new property and reserve a flat before other interested tenants.
21. How does signing up for a PFA showing affect my place on the interest list for the other tenancies?
Signing up for a PFA showing will not affect your place on the interest list for the other tenancies. The two interest lists are handled separately.
22. What to do if you are interested in new build after the PFA showing?
Once the date of the PFA showing has passed, you can no longer sign up for a PFA showing. Instead, customers with PFA Pension can, on an equal basis with non-PFA customers, contact the rental administrator and sign up for a showing as long as there are vacant tenancies in the new build. Information about the rental administrator will appear from the text about the new build in question. Once the property is finished, it will shortly after be listed on equal terms with the other properties at My PFA, where it will be possible to sign up for the interest list and get preference to future vacant tenancies within the property.
23. When will new builds pass to waiting lists on the same terms as the other PFA properties?
Once the property is finished, it will shortly after be listed on equal terms with the other properties at My PFA, and it will no longer be characterised as new build. The properties are arranged according to total number of rooms, size and rent, also known as type of housing. If you want to sign up for the tenancy, please select the tenancy and click on “Register selection”.
24. When will the reservation be final if I reserve a flat at a PFA Showing?
If you reserve a flat in connection with a PFA showing, you, as a rule, have until the next showing, which normally means one week, to either withdraw or confirm your reservation of the flat. Meaning that the reservation is not final before you have actively confirmed it.
